Our Inspection

The surveyor inspects the inside and outside of the main building and all permanent outbuilds, recording the construction and significant visible defects that are evident. The inspection is intended to cover as much of the property as is physically accessible.

For flats/apartments, communal areas are not surveyed. The surveyor will survey from the front door inwards and any accessible service cupboards/areas relating to the flat. The survey does not cover the inspection of drains, lifts, fire alarms and security systems.

The surveyor does not force or open up the fabric of the building. This includes taking up carpets, fitted floor coverings, insulation, floorboards, moving heavy furniture, removing content of cupboards/roof spaces etc, removing secure panels and/or hatches, or undoing electrical fittings.

Our inspection service can vary in the length of time to carry out depending on several factors, including property size, quality, age etc. Regardless of the number of defects found and the time taken to carry out the inspection, the price paid is unaffected. 

It is recommended that the surveyor has sole access to the entirety of the property during the inspection. If multiple persons are completing works on the property during the time of the inspection, it is not reasonable to expect the surveyor to wait for any works to be completed.

Utilities (gas/electric/heating/drainage installations) are not part of this survey however the relevant certification for them they should be included in the New Build Home pack which the surveyor will review if it is available at the time of survey.

The surveyor may use a ladder to inspect up to 3 meters from ground/floor level if it is safe to do so. Anything above 3 meters off a finished floor level will only be visually inspected.

If any areas of the property are deemed un-inspectable by the surveyor, they reserve the right to not inspect those areas and no refunds or discounts will be offered. 

Booking and payment

At the time of booking, you will be charged a £50 deposit which will come off the final total due when your report is complete. You will receive an email confirmation with the address and date you have booked for the inspection. This is confirmation of the address the surveyor will be attending. The deposit payment acts as a method of securing a booking and the reservation of an inspector and is non-refundable, unless more than two weeks’ notice is given for cancellation.
Any changes to your booking need to be made in writing to info@evosnag.com at least 3 working days in advance (excluding weekends). Deposit will be non-refundable if changes are made within 3 working days of a booked inspection and a new booking will need to be made.

If the survey is unable to go ahead due to the wrong address being provided, the surveyor being unable to gain access, the property being unfinished, the surveyor deems it unsafe etc, your deposit will not be refunded and you may be liable for an additional charge.  

By making a booking, you are legally contracting to make full payment within 1 week of the inspection taking place or at the time of releasing the report, whichever is first. The report will not be released until the full payment is made.
If you are dissatisfied with any aspect of our services, please let us know as soon as possible and before we deliver the report, and we will do everything we can to make it right. Once the report is delivered to you, there will be no refunds.

All prices shown are inclusive of VAT.

evosnag reserve the right to cancel your inspection, at any time, and issue a full refund of your deposit and/or any other payments made.

Pricing

The price of each package is based on the property type and number of bedrooms. Any room above the ground floor (with the exception of storey townhouses, eg. where the living room/kitchen etc is on the first floor) that is not a ‘wet room’ will be classed as a bedroom. For example, offices, snugs, media rooms, gyms, cinema rooms, etc will count as a bedroom in relation to our pricing policy. If the surveyor arrives and the property is larger than the size booked for, you will be liable for any increase in price.

Any property in excess of 2500 square feet, regardless of the number of bedrooms, will be subject to a bespoke quote. Please contact info@evosnag.com for a quote.

evosnag provides new home snagging surveys. We use our best efforts to ensure that we find every flaw in your home however, this may not always be possible. This could be due to access/visibility into or out of your home, human error, or any other similar reason. evosnag accepts no responsibility for any defects or issues that are overlooked or misrepresented.

The property must be a new build under 2 years old.

The surveyor does not act as a legal adviser and does not comment on any legal documents.
